(3) How do I receive the payment of rental fee?
⇒The property management collects the rental fee from tenants and deducts costs and taxes. We transfer the remaining amount to your designated account in Japanese Yen.
(4) Do I have to go and visit Tokyo to purchase?
⇒No, as long as you have someone to sign on behalf of you.
And for Singapore, we provide POA services through a lawyer.
(5) Is there any cost until purchasing?
⇒No, we receive the fee only at the time of purchase.
(6) Is it possible for Smica Create to manage the property even if the property was purchased through other agents?
⇒Yes, if the location and conditions match.
(7) Is it possible for Smica Create to manage only tax matters?
⇒No, we are unable to act as a tax agent only, as we can offer this service at a low fee because operations are smoother when combined with property management.
(8) Is it possible for Smica Create to be the tax agent for a company?
⇒No, this service is limited to individuals. We can introduce one of our three tax accountants to handle corporate tax matters.
(9) What is the starting amount for investment in Tokyo?
⇒From around 20 million yen ~ .
